The Construction Billing Specialist plays a vital role in ensuring that all billing is completed, accurately, in a timely manner.

Key Responsibilities

• Prepare customer billings and any necessary supporting documents or spreadsheets in-compliance with contractual requirements and in accordance with monthly customer deadlines and/or preferences
• Process customer payments accurately and timely, review account adjustments, resolve client discrepancies and short payments and customer reconciliations.
• Enlist the efforts of the project managers when necessary to accelerate the billing process.
• Must communicate & follow up effectively with accounting manager regarding customer accounts on a timely basis.
• Establish and maintain effective and cooperative working relationships with customers and management.
• Build strong positive relationships with external customers by providing a level of customer service that instills confidence that issues will be resolved in a timely fashion and in a manner that meets or exceeds expectations.
• Research and resolve any customer billing issues and/or questions in a manner that meets or exceeds their expectations. This includes, but is not limited to, reviewing job files, reviewing cash application, and reconciling jobs.
• Communicate effectively with other members of the team to ensure that potential billing issues or payment delays are properly escalated and resolved
• Research and resolve any and all billing related questions that arise during monthly project review meetings, as necessary.
• Manage the collection of outstanding invoices so that payment is received quickly, customers have an excellent billing experience.
• Monitor and manage the pre-lien process. This includes, but is not limited to, tracking pre-lien notices and obtaining all lien releases required for customer payment.
• Assist Admin. and Accounting Department in any reasonable capacity required.

As a Finish Construction Manager, your job duties involve examining all components of our new residential builds, and residential remodel projects to ensure top quality is met. While inspecting the quality and documenting all deficiencies you will be overseeing the completion of each project assigned to you. CORE RESPONSIBILITIES

1. Estimates buyouts. 
2. Oversees construction process from beginning to end. 
3. Maintains schedule, budget and quality control. 
4. Manages subordinate supervisors who supervise employees by directing, coordinating and evaluating units, in accordance with the organization’s policies and applicable laws. This includes interviewing, hiring and training employees; planning, assigning and directing work; appraising employee performance; rewarding and disciplining employees; and addressing complaints and resolving problems.

1. Estimates time, materials and labor required for each job. 
2. Reviews construction drawings.
3. Oversees buyouts by sending jobs out for bids and selecting subcontractors for each job.

12. Studies new equipment lists and options, market buying trends, company policies and promotions, and rebate incentives offered by utility companies and manufacturers. 
13. Returns new customer phone calls within 24 hours.
14. Audits and orders customer care and estimate supplies. 
15. Delivers estimate package to customer. 
16. Inspects completed job and ensures customer satisfaction.
17. Employs customer code of ethics. 
18. Collects payment for each job, in accordance with contract and company policies.

The Ivy-League-educated Price graduated from the University of Pennsylvania with a degree in economics and a minor from the prestigious Wharton School of Business. Having led commercial and residential divisions for major companies for decades, he is a licensed general contractor and real estate broker.

Over the past 20 years, Price has developed, designed and built over 5 million square feet and has been involved in over $1 billion in real estate transactions. He is a member of the advisory board of Truist Bank, a member of the Lee County Business Issues board and Leadership Florida, and a real estate leader for Gridiron Greats.

James A. Nulf, Jr. built Seagate’s operational framework on the concept of commitment to a quality product that is on budget and executed with exceptional customer service. He provides the Seagate Management Team with the tools and resources to carry out their responsibilities consistently and efficiently. This creates an environment of problem solvers and forward thinkers. Nulf’s tenacity and focus on execution allow the company to achieve its vision and goals.

After college, Nulf owned and operated transportation and waste disposal companies. With offices in the Midwest, Northeast and Southeast, he led and managed hundreds of employees and independent contractors.

William G. Price, Jr. is the patriarch of Seagate Development Group. Calling on his 40- plus years of experience in leasing, development and construction of high-profile, complex projects – both nationally and internationally – he inspires the company to execute Seagate’s Mission.

After spending two years studying civil engineering at Drexel University, Price elected to broaden his education by transferring to Temple University where he graduated cum laude with a degree in real estate and urban land studies. Upon graduation, Price began his career in the real estate brokerage business, specializing in industrial, manufacturing and distribution, while representing some of the largest tenants in the Philadelphia metropolitan area. During this period, Price gained insight into the needs of tenants and the coordination with landlords to deliver unique solutions.

Price later partnered with a general contractor to create a vertically integrated real estate construction and development firm – a model Seagate still uses to this day. This structure allows for seamless service to clients from design through construction completion and facility management. • Research the physical and financial attributes of an asset as well as conduct lease analysis to accurately underwrite acquisition opportunities and value existing assets within the portfolio.
• Work within the proprietary cash flow model to project the overall economic feasibility and performance of potential real estate acquisitions, dispositions and corporate finance projects.
• Participate in and conduct broker calls to understand asset specific market dynamics including market rents, comparable sales, downtime and rent growth.
• Produce memorandum materials on a weekly basis to be presented to members of the Investment Committee for initial deal approvals.

1. Gathers/assists the project manager with all materials required for permit applications, per the local jurisdiction checklist.

3. Completes, tracks and reports status of permit applications and notice of construction applications as well as tracks and resolves items that have been rejected.
4. Resolves issues with municipalities, if applicable.
5. Monitors and reports status of certificates of occupancy as well as tracks their associated fees.
6. Enters budgets for custom options or change orders approved by the vice president. This includes completing purchase orders, change events, prime contract change orders for clients, and commitment change orders or commitments for vendors.

1. Prints approved permit packages and distributes them to the project manager.
2. Prints any additional documents needed for the field, per the project manager’s request.

This includes interviewing, hiring and training employees; appraising employee performance; planning, assigning and directing work; rewarding and disciplining employees; and addressing complaints and resolving problems. 

ADDITIONAL/DETAILED RESPONSIBILITIES 

1. Reviews construction drawings for accuracy and coordination among architects, MEPs, and structural and civil engineers. 
2. Helps purchasing department select subcontractors. 
3. Oversees the purchase order process. 
4. Ensures each completed job is closed out with turnover package. 
5. Meets with customers and designers at job site as well as conducts biweekly OAC meetings. 
6. Oversees the permitting process. 
7. Oversees monthly billing as well as manages budgets and job cost reports. 
8. Manages change orders for subcontractors and owners. 
9. Ensures punch list is completed to customer’s satisfaction. 
10. Returns new customer phone calls within 24 hours. 
11. Delivers estimate package to customer, along with purchasing department. 
12. Employs customer code of ethics. 
13. Collects payment for each job, in accordance with contract and company policies.

Language Ability: 

The Commercial Project Manager must be able to read, analyze and interpret common industry-specific terms and documents, financial reports and legal documents as well as respond to common inquiries or complaints from all stakeholders. This includes the ability to present information to top management, public groups and/or boards of directors. 

Math Ability: 

The Commercial Project Manager must be able to apply principles of logic or scientific thinking to a wide range of intellectual and practical problems that have abstract and concrete variables. 

Physical Demands: 

The Commercial Project Manager is required to stand, walk, and work with hands and arms as well as climb or balance, stoop, kneel, crouch or crawl. This individual must be able to lift and/or move up to 25 pounds. 

Work Environment: 

The Commercial Project Manager is exposed to various weather conditions, moving mechanical parts, fumes or airborne particles, toxic or caustic chemicals, precarious places and risk of electrical shock. The noise level in the work environment is usually moderate. 

Computer Skills: 

To perform this job successfully, the Commercial Project Manager should have knowledge of Microsoft Word, Microsoft Excel, QuickBooks, Microsoft Project and Microsoft Outlook; experience with Procore preferred. 

Education/Experience:

High school diploma/general education degree, four to six years of industry experience/training, or equivalent combination of education and experience.
