CORE RESPONSIBILITIES

• Prepares detailed cost estimates by analyzing plans and specifications as well as performing quality takeoffs for all scopes and trades.
• Develops and prepares conceptual estimates with minimal assistance from subcontractors, using limited information.
• Develops subcontract interest in projects and manages the subcontractor RFP process.
• Develops high-quality subcontractor proposals, according to project specifics.
• Itemizes trade-specific scopes and prepares bid packages.
• Reviews software-generated estimates for completion and technical accuracy and to ensure quality and integrity.

ADDITIONAL RESPONSIBILITIES

• Interacts with clients, architects, engineers and local jurisdictions to understand and incorporate project objectives, schedules, permits, costs, etc.
• Helps construction team prepare job schedules.

1. Maintains financial reports, records and general ledger accounts.
2. Prepares journal entries, analyses and account reconciliations as well as assists with monthly closing processes.
3. Contributes to the development and review of annual operating budgets and performance projections.
4. Performs monthly balance sheet reconciliations.

CORE RESPONSIBILITIES

• Research the physical and financial attributes of an asset as well as conduct lease analysis to accurately underwrite acquisition opportunities and value existing assets within the portfolio.
• Work within the proprietary cash flow model to project the overall economic feasibility and performance of potential real estate acquisitions, dispositions and corporate finance projects.
• Participate in and conduct broker calls to understand asset specific market dynamics including market rents, comparable sales, downtime and rent growth.
• Produce memorandum materials on a weekly basis to be presented to members of the Investment Committee for initial deal approvals.
• Prepare letters of intent and review purchase agreement documents from a business perspective.
• Prepare full Investment Committee memorandums for the Management Investment Committee as well as the Board of Directors for larger transactions.
• Assist in the interpretation of all due diligence materials as well as preparation of closing documents.
• Other responsibilities include preparing cash flows for dispositions, lease analysis, and accounting purposes.

1. Gathers/assists the project manager with all materials required for permit applications, per the local jurisdiction checklist.
2. Gathers/assists the field operations manager with all materials, per Seagate’s pre-orientation checklist.
3. Completes, tracks and reports status of permit applications and notice of construction applications as well as tracks and resolves items that have been rejected.
4. Resolves issues with municipalities, if applicable.
5. Monitors and reports status of certificates of occupancy as well as tracks their associated fees.
6. Enters budgets for custom options or change orders approved by the vice president. This includes completing purchase orders, change events, prime contract change orders for clients, and commitment change orders or commitments for vendors.

1. Customer Service:

Plan development from preconstruction to completion, including weekly customer updates, monthly financial updates, customer selections, customer walks, all communication, problem-solving and forward-thinking, and an exceptional and enjoyable customer experience. 

2. Finances:

Job cost reporting and budget management, including change orders, vendor payments, purchase orders, proposals, financial summaries, customer billing, and additional payments and bidding. 

3. Schedule:

Project schedule coordination between field team and customers. 

ADDITIONAL/DETAILED RESPONSIBILITIES 

1. Delivers and executes the Seagate Mission.
2. Facilitates the custom selection process with customers.
3. Ensures customer selections are made and executed in a timely manner. 
4. Reviews construction drawings.
5. Creates and oversees the purchase order process.
6. Meets with customers and designers at job site.
7. Handles job cost, profitability and reports. 
8. Manages change orders for customers and subcontractors.
9. Works with customers throughout all phases of the job and acts as customer liaison. 
10. Schedules prompt and convenient estimate appointments for customers.
11. Delivers estimate package to customers. 
12. Inspects completed job and ensures customer satisfaction.
13. Employs customer code of ethics.
14. Conducts all customer meetings at job site. 
15. Organizes all files related to the project.

8. Ensures compliance with plans and specifications as well as obtains all required inspections. 
9. Resolves site conflicts. 
10. Conducts site meetings with project manager, owner, interior designers, trade partners and suppliers. 
11. Maintains positive client relationships. 
12. Conducts and participates in turnover orientations, as required. 
13. Completes and documents warranty requests, per approved company process. 
14. Maintains strict OSHA standards for all work areas.

11. Supports service personnel with day-to-day property operations. 
12.  Inspects properties, including the interior and exterior of buildings, building systems and vacant spaces.

CORE RESPONSIBILITIES

1. Manages all aspects of the field-related building processes for assigned projects and specific customer service responsibilities. 
2. Provides exceptional customer satisfaction and quality control. 
3. Develops consistent and predictable job schedules.
4. Ensures timely management and quality completion of assigned construction/customer service responsibilities. 

ADDITIONAL/DETAILED RESPONSIBILITIES 

1. Knows and understands customer-specific building plans, standard features, specifications and customer-selected options. 
2. Ensures customer selections are installed as selected. 
3. Manages and drives project scheduling via software and approved process. 
4. Delivers projects that are 100 percent complete, clean and free of defects, on time and within budget. 
5. Manages inspection process and meets with building inspectors. 
6. Conducts daily project walks to ensure schedule adherence and quality of vendor workmanship. 
7. Maintains strict activity log with photos and job RFIs. 
8. Ensures compliance with plans and specifications as well as obtains all required inspections. 
9. Resolves site conflicts. 
10. Conducts site meetings with project manager, owner, interior designers, trade partners and suppliers. 
11. Maintains positive client relationships. 
12. Conducts and participates in turnover orientations, as required. 
13. Completes and documents warranty requests, per approved company process. 
14. Maintains strict OSHA standards for all work areas. 
15. Maintains updated redline plans every day. 
16. Performs detailed check of pre-drywall to confirm that all rough ins are placed per plan and specifications. 
17. Maintains clean and safe jobsite by communicating zero-tolerance jobsite policies with subcontractors.

CORE RESPONSIBILITIES

1. Assists purchasing and estimating departments with vetting project bids and buyouts. 
2. Oversees construction process from design documents to turnover. 
3. Maintains schedule, budget and quality control through Procore platform. 
4. Manages construction managers who supervise employees by directing, coordinating and evaluating units, in accordance with the organization’s policies and applicable laws. This includes interviewing, hiring and training employees; appraising employee performance; planning, assigning and directing work; rewarding and disciplining employees; and addressing complaints and resolving problems. 

ADDITIONAL/DETAILED RESPONSIBILITIES 

1. Reviews construction drawings for accuracy and coordination among architects, MEPs, and structural and civil engineers. 
2. Helps purchasing department select subcontractors. 
3. Oversees the purchase order process. 
4. Ensures each completed job is closed out with turnover package. 
5. Meets with customers and designers at job site as well as conducts biweekly OAC meetings. 
6. Oversees the permitting process. 
7. Oversees monthly billing as well as manages budgets and job cost reports. 
8. Manages change orders for subcontractors and owners. 
9. Ensures punch list is completed to customer’s satisfaction. 
10. Returns new customer phone calls within 24 hours. 
11. Delivers estimate package to customer, along with purchasing department. 
12. Employs customer code of ethics. 
13. Collects payment for each job, in accordance with contract and company policies.

The Commercial Project Manager must be able to read, analyze and interpret common industry-specific terms and documents, financial reports and legal documents as well as respond to common inquiries or complaints from all stakeholders. Physical Demands: 

The Commercial Project Manager is required to stand, walk, and work with hands and arms as well as climb or balance, stoop, kneel, crouch or crawl. This individual must be able to lift and/or move up to 25 pounds. 

Work Environment: 

The Commercial Project Manager is exposed to various weather conditions, moving mechanical parts, fumes or airborne particles, toxic or caustic chemicals, precarious places and risk of electrical shock. The noise level in the work environment is usually moderate. 

Computer Skills: 

To perform this job successfully, the Commercial Project Manager should have knowledge of Microsoft Word, Microsoft Excel, QuickBooks, Microsoft Project and Microsoft Outlook; experience with Procore preferred. 

Education/Experience:

High school diploma/general education degree, four to six years of industry experience/training, or equivalent combination of education and experience.
