20 Oct Seagate establishes strong position in Southwest Florida remodeling market
Seagate Development Group LLC is continuing to expand its involvement in Southwest Florida’s remodeling market. The developer and custom luxury homebuilder has recently completed and soon-to-be-completed remodeling projects in Estuary at Grey Oaks and Pelican Bay in Naples, the Shadow Wood community in Bonita Springs, Quail West in North Naples, Miromar Lakes Beach & Golf Club, and on Boca Grande where Seagate is renovating the community’s Boca Grande Lighthouse United Methodist Church. The projects include extensive interior renovations, remodeling of master baths and kitchens, and exterior projects ranging from transforming outdoor living areas to new dock construction.
“Keeping a home up-to-date and on-trend is key to maintaining and even enhancing the market value of the property,” said Seagate Development Group LLC Partner and Chief Operating Officer James Nulf. “At the same time, whether it involves an extensive update of the entire home, or just renovating a specific room or area, remodeling can make the living experience more enjoyable for the homeowner and their family by allowing them to create spaces that are specifically designed to meet their unique needs and preferences. Even relatively small remodeling projects can make a huge difference. It’s really a win-win for the homeowner, especially if they are living in a neighborhood or community in which they are happy and comfortable and don’t want to move simply to ensure their home is consistent with the aesthetic buyers have come to expect. Seagate is positioned to streamline the remodeling process for the client by providing project specific turn-key solutions ranging from architectural design, interior design, and outdoor living area design, to materials selection, permitting, and project management and construction.”
Remodeling projects come in all shapes and sizes. For instance, Seagate is nearing completion of an extensive interior and exterior remodeling project at a residence in Estuary at Grey Oaks. All of the home’s bathrooms and the kitchen were updated along with the paint, trim, hardware, and general decorative items throughout the home. Seagate also renovated a standalone casita, designed and built a new summer kitchen in the outdoor living area, and installed structural footers and a large screened pool cage, all of which will contribute to an enhanced outdoor living experience.
By way of contrast, a project that will be completed by the end of this year in Pelican Bay is focused exclusively on simply renovating the master bath, including installing new vanity cabinetry, a new shower, toilet and flooring, and finishing the space with new fixtures, faucets, and paint.
In the Shadow Wood community, Seagate transformed a luxury residence by remodeling nearly the entire home, including the kitchen, bathrooms, and family room theater. General decorative items, including paint, trim, and hardware, were updated throughout the home. In Quail West, Seagate reinvented the outdoor living experience at a grand estate home by creating a colonnade pool enclosure, a new pool deck, and a new secondary deck with a separate cage.
Seagate also enhanced the outdoor experience at two residences in Miromar Lakes Beach & Golf Club. One project included a complete renovation of the home’s backyard, including the demolition of the old pool area and transforming the outdoor space into a spa-like retreat. At the second Miromar residence, Seagate installed hurricane shutters to protect the home’s outdoor living area and added a boat dock to the property to enhance the owner’s enjoyment of the community’s lakes.
In addition to its residential remodeling expertise, Seagate has completed commercial tenant and capital improvement projects worth $40 million in the past 3 ½ years. The firm was engaged to complete a two-phase project on behalf of the Boca Grande Lighthouse Church. The first phase involved converting a storage and general assembly space into two separate study rooms and remodeling the guest bathroom to make it ADA compliant. During phase two, the cabinetry in the church’s kitchen was updated and replaced.
Along with providing comprehensive remodeling design and construction services, Seagate is a preferred builder of custom grand estate residences at Quail West and at Miromar Lakes Beach & Golf Club. Seagate is currently building custom residences for end users in the Renaissance community in Fort Myers, Windward Isle in North Naples, on Boca Grande, and at Quail West. Seagate has also established itself as one of Southwest Florida’s leading developers of luxurious residential communities. The end user custom home construction and remodeling activity are being undertaken as Seagate is continuing to develop new furnished models at Windward Isle in North Naples, Hill Tide Estates at Boca Grande on Gasparilla Island, Miromar Lakes, and at Quail West.
Two completed furnished models, a model under construction, a model scheduled to start construction this month, and 11 home sites are available at Seagate’s Windward Isle community south of Orange Blossom Drive on Airport-Pulling Road in North Naples.
Hill Tide Estates is the only site on Boca Grande that overlooks Boca Grande Pass. Nine floor plans ranging from 3,004 to over 5,000 square feet under air designed by RG Designs are available. Seagate’s furnished Captiva model, currently under construction, is on schedule for completion this fall. Priced at $5.995 million with furnishings, the Captiva model encompasses 4,865 square feet under air and 11,184 square feet under roof. A second model, the Silver King by BCB Homes, is also under construction. Priced at $7.5 million, the unfurnished 4,555-square-foot under air two-story Silver King showcases an open-concept, great room floor plan. Seagate is also designing its new three-level, 4,545-square-foot under air Bal Harbour model for construction at Hill Tide Estates. Seagate is also poised to begin construction of a custom home on Boca Grande featuring its 4,717-square-foot Gasparilla floor plan. Eleven home sites priced starting in the $2 million remain available.
Construction of Seagate’s Sabbia model in the Sardinia neighborhood at Miromar Lakes is on schedule for completion this fall. Priced at $4.65 million with furnishings and part of Seagate’s Beach Collection in Sardinia, the three-level, 6,227-square-foot under air Sabbia model was designed by RG Designs. Seagate has introduced its new Fontana floor plan in Sardinia. The three-level, 4,818-square-foot under air plan was also designed by RG Designs and is also part of the Beach Collection in Sardinia. Seagate’s 5,800-square-foot Spring Hill model at Quail West sold before construction began. Seagate is currently in the design and development stage for two new furnished grand estate model residences at Quail West. Construction of one of the models, The Oak Hill, is expected to start this fall. The second model, The Streamsong, is scheduled to start first quarter 2019. Both models are being designed by Rich Guzman at RG Designs.
