Since its formation in January 2015, Seagate Development Group LLC has established itself as one of Southwest Florida’s leading developers and builders of commercial and residential properties. Seagate and its related entity are now considered one of the region’s leading commercial and residential development and construction companies and providers of property management and leasing services. The firm’s portfolio of commercial properties under management now totals more than 1.5 million square feet with an estimated value of more than $200 million.
Seagate Development Group has completed tenant and capital improvements projects worth $40 million in the past three-and-a-half years. Current commercial projects include the construction of a new 96,077-square-foot Cube Smart storage facility in Fort Myers in partnership with Arbor Towne Investors.
With custom residential construction and remodeling revenues of $75 million since January 2015, Seagate has also established itself as one of the region’s preeminent builders of custom luxury residences.
Seagate is currently building custom residences for end users in the Renaissance community in Fort Myers, Windward Isle in North Naples, on Boca Grande, and at Quail West in North Naples. Remodeling projects are underway in Estuary at Grey Oaks in Naples, the Shadow Wood community in Bonita Springs, and on Boca Grande, where Seagate is renovating the community’s Boca Grande Lighthouse United Methodist Church. The end user custom home construction and remodeling activity are being undertaken as Seagate is continuing to develop new furnished models at Windward Isle, Hill Tide Estates in Boca Grande on Gasparilla Island, Miromar Lakes Beach & Golf Club, and at Quail West.
Seagate is a preferred builder of grand estate residences at Stock Development’s Quail West community in North Naples and at Miromar Lakes Beach & Golf Club, a community being developed by Miromar Development Corp.
Seagate’s 5,524-square-foot Oakmont grand estate model at Quail West was one of two furnished grand estate models that sold within three weeks in April 2017. The sale of its 5,464-square-foot Calusa grand estate was finalized before completion of construction.
Earlier this year, Seagate’s 5,800-square-foot Spring Hill model at Quail West sold before construction began. Construction is now underway.
Seagate is currently in the design and development stage in advance of construction of two new furnished grand estate model residences at Quail West. Construction of one of the models, The Oak Hill, is expected to start this summer. The second model, The Streamsong, is scheduled to start this fall. Both models are being designed by Rich Guzman at RG Designs.
As a preferred builder at Miromar Lakes Beach & Golf Club, Seagate built and sold its Tortola estate model in the community’s Salerno 2 neighborhood. Construction of Seagate’s Sabbia model in Miromar Lakes’ Sardinia neighborhood continues to progress on schedule for completion this fall. Priced at $4.65 million with furnishings and part of Seagate’s Beach Collection in Sardinia, the three-level, 6,227-square-foot under air Sabbia model was designed by Rich Guzman at RG Designs. Seagate has introduced its new Fontana floor plan in Sardinia. The three-level, 4,818-square-foot under air plan was also designed by RG Designs and is also part of the Beach Collection in Sardinia.
With revenues of $150 million, Seagate has also established itself as one of Southwest Florida’s leading developers of luxurious residential communities. In January 2015, Seagate introduced Windward Isle, a gated enclave of 28 single-family luxury homes being developed south of Orange Blossom Drive on Airport-Pulling Road in North Naples in partnership with Southborough, Massachusetts-based Capital Group Properties LLC. Windward Isle offers a low density of luxury custom homes with low homeowners’ association fees.
Two completed furnished models, a model currently under construction, and 12 home sites remain available for purchase at Windward Isle. Six end-user residences have been completed and six are under construction. The new model will feature Seagate’s Cayman II floor plan, one of eight, one- and two-story open-concept designs by Weber Design Group and RG Designs that showcase the community’s coastal West Indies architectural style. Seagate will also build custom residences designed for construction on Windward Isle’s home sites. The Abacos model is open for viewing and purchase.
In August 2016, Seagate started site work at its Hill Tide Estates development, a 9.98-acre gated enclave on the southern tip of Boca Grande that includes 19 luxury estate home sites. The Hill Tide Estates community is the only site on Boca Grande that overlooks Boca Grande Pass, one of the most heralded saltwater fishing locations in the world. Nine floor plans, ranging from 3,004 to over 5,000 square feet under air designed by RG Designs, are included in Seagate’s Hill Tide Estates offering.
Seagate’s furnished Captiva model, currently under construction at Hill Tide Estates, is on schedule for completion this fall. Priced at $5.995 million with furnishings, the Captiva model includes 4,865 square feet under air and a total of 11,184 square feet under roof. A second model, the unfurnished Silver King by BCB Homes, is also under construction. Priced at $7.5 million, the unfurnished 4,555-square-foot under air two-story Silver King showcases an open-concept, great room floor plan designed by John Cooney of Stofft Cooney Architects. Eleven home sites, priced starting in the $2 million, also remain available at Hill Tide Estates.
