13 Jan Seagate Development completes Tortola model in Salerno 2 at Miromar Lakes
Seagate Development Group LLC announced its furnished Tortola model in Miromar Lakes Beach & Golf Club’s Salerno 2 neighborhood is now open for viewing and purchase. Miromar Lakes is an award-winning community being developed by Miromar Development Corp. and the only community in Southwest Florida to offer waterfront living, beaches, and golf all at one location.
Designed by Rich Guzman at RG Designs, the Tortola model is priced at $2.595 million, with furnishings, and showcases an interior by Freestyle Interiors’ Lead Designers Ruta Menaghlazi and Lucie Simmons.
The model’s Hamptons beach house inspired architectural style offers an open-concept floor plan with 3,892 square feet under air and an additional 1,058 square feet of outdoor living space. The home’s grand entry and foyer leads to a grand room that fully-opens to the outdoor living area. The floor plan includes a study, four bedrooms, four full baths and two half-baths and a three-car garage. The sitting area in the owner’s bedroom opens to the outdoors while two of the guest suites open to a private walled garden. The third guest bedroom serves as a VIP suite that opens to an outdoor living area with a fireplace, kitchen, dining and conversation areas, a pergola, and a pool and spa.
Menaghlazi and Simmons have created a beach style interior with global influences and edgy furniture pieces. Neutral background tones are accented with teal, tan, rich browns, and black along with foliage. The flooring in the living areas is natural medium-toned walnut hardwood. The Tortola floor plan is base priced at $1.24 million.
Seagate is featuring four floor plan choices by RG Designs in Salerno 2 that range from 3,150 to 4,228 square feet under air. In addition to the Tortola, the 3,150-square-foot Umbria plan offers three bedrooms, a study, and four-and-a-half baths. A bonus room can function as a fourth bedroom. The living area includes a grand room with a wet bar, an island kitchen, and a dining area. The grand room and dining area open to an outdoor living space with a 782-square-foot covered lanai and a pool and spa. An optional outdoor fireplace and an outdoor kitchen are available. The master suite includes two walk-in closets and a bath with separate vanities, a walk-in shower, and a freestanding tub. The master bedroom opens to a covered terrace. Base priced at $1.1 million, the Umbria floor plan also includes a three-car garage.
With 3,554 square feet under air and an outdoor living area measuring 1,043 square feet, the Calabria plan is ideal for enjoying an indoor/outdoor lifestyle. An optional outdoor fireplace and outdoor kitchen are available. The Calabria plan includes three bedrooms, a study, four-and-a-half baths, and a bonus room that can serve as a fourth bedroom. An optional fireplace and built-ins are available in the great room that adjoins an island kitchen and dining area. An optional built-in is available in the dining area. The great room, dining area, and master bedroom open to the outdoor living space. An optional wet bar is available in the master bedroom. The master suite features two walk-in closets and a bath with separate vanities, a walk-in shower, and a freestanding tub. A three-car garage is also included. The Calabria plan is base priced at $1.175 million.
At 4,228 square feet, the Campenia plan is the largest of Seagate’s Salerno 2 floor plans. Visitors will be greeted in a grand foyer that leads to a massive great room, double-island kitchen and dining area. The great room opens to a trellised pool and spa deck while the dining area opens to a covered lanai. An optional outdoor fireplace and kitchen are available. The floor plan includes four bedrooms, four-and-a-half baths, and a study with a vaulted ceiling. An optional wet bar outside the study is also available.
One of the three guest bedrooms serves as a VIP suite that opens to the outdoors. The master suite includes a bedroom with a sitting area, two walk-in closets, and a bath with his and her water closets, double vanities, a freestanding tub, walk-in shower, and a walled private garden. Base priced at $1.295 million, the Campenia plan includes a three-car garage.
Seagate’s floor plans in Salerno 2 come with luxurious standard features and finishes, including custom mahogany front doors, solid core interior doors with Emtek hardware, Andersen 400 Series impact casement windows trimmed with four-inch stain grade wood casing, 10-inch baseboards, tray ceilings with crown molding, and impact sliding glass doors. Walls throughout the interior include a level 5 smooth drywall finish. Mold resistant XP drywall will be used on all exterior walls.
Other features include Sub-Zero and Wolf appliances in the kitchen, four-inch LED recessed lighting throughout the home, a saltwater pool package, Kohler plumbing fixtures, frameless shower enclosures, Schluter waterproofing shower systems, spray foam insulation, and epoxy garage floor coating with flakes.
Seagate is also building its Sabbia furnished model on a lakefront home site that offers long range water views in the Sardinia neighborhood at Miromar Lakes. Priced at $4.65 million with furnishings and part of Seagate’s Beach Collection in Sardinia, the three-level, 6,227 square feet under air Sabbia floor plan was designed by Rich Guzman at RG Designs. The Sabbia floor plan is one of two Seagate floor plans available in Sardinia. Seagate expects construction of the Sabbia model to be completed this summer.
