Seagate Development Group LLC continued to expand in 2017 and further solidified its position as one of Southwest Florida’s leading full-service commercial and residential development and construction companies and providers of commercial property management services.
Early in first quarter, Seagate completed infrastructure installation and development improvements at Hill Tide Estates, a 9.98-acre gated enclave being developed by Seagate on the southern tip of Boca Grande. A grand opening event was held last February.
Located on Gasparilla Island, the Hill Tide Estates community is the only site on Boca Grande that overlooks Boca Grande Pass, one of the most heralded saltwater fishing locations in the world. Just 12 home sites, priced starting in the $2 millions remain available. Nine floor plans, ranging from 3,004 to over 5,000 square feet under air, are included in the Hill Tide Estates offering. The floor plans were designed by RG Designs. A furnished model showcasing the Captive plan is under construction and on schedule for completion in fall 2018. The furnished model is priced at $5.995 million.
Earlier this year, Seagate was named a preferred builder at Miromar Lakes Beach & Golf Club and is currently building luxury residences in the community’s Salerno 2 and Sardinia neighborhoods. Miromar Lakes is being developed by Miromar Development Corp. Miromar Lakes is the only community in Southwest Florida to offer waterfront living, beaches, and golf all at one location.
Seagate is offering four floor plans in Salerno 2. Designed by RG Designs, the open-concept plans range from 3,150 to 4,228 square feet under air. A furnished model showcasing the Tortola plan is under construction and on schedule for completion early next year.
Priced at $2.595 million with furnishings, the Tortola model’s Hamptons beach house inspired architectural style designed by RG Designs offers an open-concept floor plan with 3,892 square feet under air and an additional 1,058 square feet of outdoor living space.
Seagate is also building its Sabbia furnished model in the Sardinia neighborhood at Miromar Lakes. Situated on a lakefront site that offers long range water views priced at $4.65 million with furnishings, the Sabbia is part of Seagate’s Beach Collection in Sardinia. The three-level, 4,782-square-foot under air floor plan is one of two floor plan choices designed by RG Designs currently available in Sardinia.
Acknowledged as one of Quail West’s leading preferred builders of grand estate residences, Seagate sold its Calusa and Oakmont furnished estate models in 2017. A third estate model, the Pine Valley, is under contract.
Designed by RG Designs, the Calusa residence features a great room that flows into a double-island kitchen and a dining area with an indoor/outdoor bar that opens to a covered lanai space. A gallery hallway leads to a club room, two VIP guest suites, and a garden courtyard. A guest casita off an outdoor living area features an outdoor kitchen and bar, a fireplace, a custom pool and spa, and a fire pit. The owner’s wing features a study with a sitting area, a master bedroom with a sitting area and private terrace, and a master bath with his and her vanities, a freestanding tub, and a walk-in shower. The furnished Calusa model was listed at $4.295 million.
The 5,524-square-foot under air Oakmont estate features a transitional architectural design by RG Designs. The design includes an interior entry encased in floor-to-ceiling glass. Listed at $4.495 million with furnishings, the Oakmont’s walnut flooring anchors a color palette of taupe, sage and olive green, and bronze and black accents. The plan includes an additional 2,931 square feet of outdoor spaces under roof. Windows throughout the living areas create a light-filled ambiance and provide views of an infinity-edge pool and spa surrounded by a deck finished with a weather resistant composite material cantilevered over the pool.
Seagate’s 5,727-square-foot Pine Valley estate designed by Stofft Cooney Architects includes a great room that opens to an outdoor living area with a pool and spa, a fireplace, and an outdoor kitchen and dining area. A detached one-bedroom casita is adjacent to the pool. The plan also features a double-island kitchen, a club room with a media area, a bar with a window that opens to the outdoor living area, a walk-in wine room, and a lounge area. One of the two guest bedrooms serves as a VIP suite and opens to a private terrace and garden. A gallery hallway includes floor-to-ceiling windows with a cut-out for a walnut desk set into a window nook overlooking a garden. A sitting area in the master bedroom offers views of another garden. Seagate’s Pine Valley grand estate is listed at $4.295 million with furnishings.
Seagate processed 10 sales contracts worth $15 million at Windward Isle in 2017, including two furnished models and eight end-user residences that are under construction. Windward Isle is a gated enclave of 28 single-family luxury homes being developed by Seagate south of Orange Blossom Drive on Airport-Pulling Road in North Naples. Two completed furnished models and 16 home sites remain available for purchase. Seagate’s Windward Isle offering features eight, one- and two-story open-concept designs by RG Designs and Weber Design Group that feature the community’s coastal West Indies architectural style.

The 3,065-square-foot Abacos great room plan includes a wet bar, island kitchen, dining area, study, three bedrooms, three full baths, one half-bath, an outdoor living area, and a three-car garage. The Abacos model is priced at $1.745 million with furnishings.
The 3,074-square-foot under air Sea Breeze I model includes a great room, dining area, and gourmet kitchen with a vaulted ceiling, beamed ceiling details, and windows located at the top of the walls. Pocketing sliders open to a covered lanai, pool, and a pavered pool deck. The plan features a study, three bedrooms, three-and-a-half baths plus an optional pool bath, and a three-car garage. The master suite includes two walk-in closets and separate water closets. The Sea Breeze I model is priced at $1.695 million, fully furnished.
Seagate also expanded its commercial property management and commercial construction positions in 2017. The firm now has 1.5 million square feet of commercial space under management.
Seagate completed $10 million in tenant improvements for various tenants in Fort Myers, including a 30,000-square-foot full building renovation for Emcyte Corp. and a new 20,000-square-foot build out for Gartner Group.
Seagate has also started construction of a 27,000-square-foot Freightliner dealership for the Southport Truck Group that will be completed in first quarter 2018.
On the commercial development side of the business, Seagate purchased the 30,000-square-foot Arbor Towne retail shopping center in Fort Myers this year that includes two developable parcels, one of which will be the subject of an announcement from Seagate next year.
