09 Nov Two new models in development at Seagate’s Hill Tide Estates
Seagate Development Group announced that two new model residences are currently in development for construction at the Hill Tide Estates community, including its Bal Harbour model and BCB Homes’ Beacon model. Hill Tide Estates is a 9.98-acre gated enclave on the southern tip of Boca Grande being developed by Seagate and the only site on Boca Grande that overlooks Boca Grande Pass. Eight home sites priced from the $2-millions are also available. Floor plans ranging from 3,004 to over 5,000 square feet under air are included in Seagate’s Hill Tide Estates offering. The Hill Tide Estates on-site Sales Center is being moved to make way for BCB’s Beacon model. Hill Tide Estates’ on-site sales personnel will now be located in the award-winning Captiva model.
Seagate also announced it will begin construction of an observation pier at Hill Tide Estates in December that will be situated on Boca Grande Pass and provide spectacular views. Boca Grande Pass is situated at the mouth of Charlotte Harbor between the southern tip of Gasparilla Island and the northern tip of Cayo Costa. The pass is a destination in a tarpon migration pattern that spans roughly 100 miles of Florida coastline and is acknowledged by fishing enthusiasts as the Holy Grail of tarpon fishing. With an average depth of 80-feet, Boca Grande Pass is the deepest natural pass in the State of Florida and serves as the gateway from the Gulf of Mexico to Charlotte Harbor. During peak tarpon fishing season, Boca Grande attracts hordes of tarpon that congregate in the pass to feed before moving offshore to spawn.
BCB Homes’ Beacon model will join Seagate’s completed Captiva model, BCB’s completed Silver King model, and Seagate’s Bal Harbour model that will begin construction by the end of the year. Theory Design’s Vice President of Design Ruta Menaghlazi created the interior for the award-winning Captiva model at Hill Tide Estates. Seagate was presented the prestigious 2019 Aurora Award for the Captiva model in the Best Single-Family Detached Home Over 4,000 Square Feet category. Theory Design was named recipient of an Aurora Award for the Captiva’s interior design in the Best Interior Design of a Home Priced over $2 million category. The model’s landscaping, outdoor living area, pool, and spa were designed by Outside Productions.
The Captiva floor plan includes 4,865 square feet under air and 11,184 square feet under roof. The first floor features a great room, island kitchen, and dining area that open to the lanai, a study with an outdoor covered deck, and the master suite that includes a bedroom with a sitting area and elaborate ceiling details. The master bath features separate vanities, a free-standing tub, and a walk-in shower. In addition to a pool, spa, and pool deck, the outdoor living area includes a pool bath, outdoor kitchen, and dining and conversation areas. An open staircase leads to the upstairs that presents three guest ensuites, two of which open to a covered deck and two sundecks, and a bonus room with a wet bar. The interior design for the Captiva model was inspired by the Gulf of Mexico. The look conveys a coastal feeling with modern elements and hints of rustic flair. Soft beige walls, blue and turquoise accents, and light oak hardwood flooring provide a connection to Hill Tide Estates’ beachfront setting.
Pocketing sliders in the Captiva’s great room open to the home’s elevated pool deck and outdoor living area. The study features double doors that open to a covered deck and includes an angled tongue and groove ceiling with a white finish. The master bedroom is finished in light beige and white tones. A morning bar with a grey base cabinet, a quartzite countertop, floating shelves, and an undercounter refrigerator is situated in a hallway leading to the master bath. The bath features a natural stone floor, an oval free-standing tub, and a walk-in shower with a framed inlay, and rain head and hand-held shower fixtures. Two of the second living level’s three guest suites open to sundecks. The bonus room opens to a covered deck and features a wet bar with floating shelves. The Captiva model is priced at $5,995,000 with furnishings.
Theory Design’s Lead Designer Adriene Ged selected the furnishings for BCB Homes’ Silver King model. The interior design elements for the Silver King were created by Lisa Ficarra and her team at Ficarra Design Associates. Priced at $7.5 million, the Silver King model was designed by John Cooney of Stofft Cooney Architects The 4,555 square feet under air two-story home showcases an open-concept, great room floor plan with a massive great room, an island kitchen, family room, four bedrooms, four ensuite bathrooms and two half-bathrooms, a two and a half car garage, and a spacious covered outdoor living area with an outdoor kitchen and dining area, multiple conversations areas, and a large deck with a pool and spa. The home is designed with the master bedroom on either the main living floor, or on the top floor to maximize the breathtaking views of the Gulf and Boca Grande Pass. The Silver King has been designed to provide a coastal farmhouse look with furnishings that convey a bit of a modern flair. The home’s light wide-plank whitewashed oak flooring and neutral color palette contribute to a bright, light-filled ambiance that compliments and solidifies the spectacular Gulf-front setting that Hill Tide Estates affords.
The Bal Harbour’s three-level floor plan includes 4,545 square feet under air on the two living levels. The plan’s ground level entry and front porch are flanked by two garages. A ground level foyer provides access to an elevator and a staircase leading to the living levels. The first living level showcases a great room with a fireplace, an island kitchen, dining area, study, and a second master suite. The living area, including the study and second master suite, open to a deck with a pool and spa, and an outdoor living area with conversation and dining areas, an L-shaped bar, and an outdoor kitchen. The second living level features a bonus room with a wet bar, the master suite, two VIP guest suites, and an optional powder room. The bonus room, master suite, and one of the VIP guest suites open to a deck that will offer a place to enjoy spectacular Gulf sunsets. The Bal Harbour model will feature an interior by Theory Design’s Ruta Menaghlazi.
Seagate has completed custom end-user residences at Renaissance in Fort Myers, Miromar Lakes Beach & Golf Club in Estero and is building in Windward Isle in North Naples, and at Talis Park in North Naples. Remodeling projects are underway in Estuary at Grey Oaks and Pelican Bay, Quail West, the Shadow Wood community, in Miromar Lakes Beach & Golf Club, and on Boca Grande. The end-user custom home construction and remodeling activity are being undertaken as Seagate is continuing to develop new furnished models at Esplanade Lake Club, Windward Isle, Hill Tide Estates, Miromar Lakes, and Isola Bella at Talis Park.
