Construction Manager Finish /QA

As a Finish Construction Manager, your job duties involve examining all components of our new residential builds, and residential remodel projects to ensure top quality is met. While inspecting the quality and documenting all deficiencies you will be overseeing the completion of each project assigned to you. Seagate Development Group prides itself on delivering a quality product, therefore you will also be simultaneously confirming our various checkpoint processes. The Finish Construction Manager will work closely with our construction managers on each project providing an opportunity to gain further knowledge and insight of the industry. This position will establish the foundation needed to become a Construction Manager.

Essential duties required:

Compliance with industry and company standards.
Inspecting each component of a build to ensure top quality.
Creating and overseeing the completion of builder punch and QA lists.
Assisting the Construction Manager as needed while inspecting their build.
Assisting the Field Operations Manager to ensure that Builder Punch and QA is followed up until completed and Seagate standard operating procedures are followed.
Assist Construction Manager with Confirming/Reviewing Checkpoints and follow up on any punch list items that are created in Procore after check points are done.

Corporate Paralegal

Duties/Responsibilities:

Manage, coordinate, and execute residential, commercial, and loan closing transactions from contract signing through closing, document recordation, and title policy issuance.
Draft and/or prepare various corporate, construction, and real estate transaction documents and contracts (e.g., closing documents, settlement statements, closing disclosures, and disbursement sheets; purchase contracts and amendments; AIA and other construction contracts; operating agreements; letters and estoppels; corporate affidavits, consents, and resolutions; etc.).

CORE RESPONSIBILITIES

Draft subcontractor agreements for Project Manager review/approval; track to ensure executed/signed agreements are returned and filed.

Duties/Responsibilities:

Create purchase orders, reports, memoranda, and other documents.
Compile all community specific vendor information and costing data to prepare for purchase order releases.
Issue Purchase Orders for new starts and ensure all proper notification to vendors and internal and external customers
Review lot unique budgets and ensure purchase orders reflect and capture lot unique extras.
Monitor backlog for PO pricing updates and provide reporting of affected vs. non-affected lots to internal and external customers.
Notify Purchasing management if pricing or budget is missing and needs to be contracted
This role will also provide routine administrative support to the Purchasing function including aiding in obtaining pricing from trade partners for new plans, options, etc
Confirm accuracy and completeness of contracting package and process through DocuSign for signature by trade partner

CORE RESPONSIBILITIES

Research the physical and financial attributes of an asset as well as conduct lease analysis to accurately underwrite acquisition opportunities and value existing assets within the portfolio.
Work within the proprietary cash flow model to project the overall economic feasibility and performance of potential real estate acquisitions, dispositions and corporate finance projects.
Participate in and conduct broker calls to understand asset specific market dynamics including market rents, comparable sales, downtime and rent growth.
Produce memorandum materials on a weekly basis to be presented to members of the Investment Committee for initial deal approvals.
Prepare letters of intent and review purchase agreement documents from a business perspective.
Prepare full Investment Committee memorandums for the Management Investment Committee as well as the Board of Directors for larger transactions.
Assist in the interpretation of all due diligence materials as well as preparation of closing documents.

CORE RESPONSIBILITIES

Gathers/assists the project manager with all materials required for permit applications, per the local jurisdiction checklist.
Gathers/assists the field operations manager with all materials, per Seagate’s pre-orientation checklist.
Completes, tracks and reports status of permit applications and notice of construction applications as well as tracks and resolves items that have been rejected.
Resolves issues with municipalities, if applicable.
Monitors and reports status of certificates of occupancy as well as tracks their associated fees.
Enters budgets for custom options or change orders approved by the vice president. This includes completing purchase orders, change events, prime contract change orders for clients, and commitment change orders or commitments for vendors.

Prints any additional documents needed for the field, per the project manager’s request.

CORE RESPONSIBILITIES

Estimates buyouts.
Oversees construction process from beginning to end.
Maintains schedule, budget and quality control.
Manages subordinate supervisors who supervise employees by directing, coordinating and evaluating units, in accordance with the organization’s policies and applicable laws. This includes interviewing, hiring and training employees; planning, assigning and directing work; appraising employee performance; rewarding and disciplining employees; and addressing complaints and resolving problems.

ADDITIONAL/DETAILED RESPONSIBILITIES

Estimates time, materials and labor required for each job.
Reviews construction drawings.
Oversees buyouts by sending jobs out for bids and selecting subcontractors for each job.
Oversees the purchase order process.
Oversees monthly billing and request for information submittals.
Ensures each job is closed out when completed.
Meets with customers and designers at job site.
Oversees the permitting process.
Responsible for job cost, profitability and reports.
Manages change orders for subcontractors.
Ensures punch list is completed.
Studies new equipment lists and options, market buying trends, company policies and promotions, and rebate incentives offered by utility companies and manufacturers.
Returns new customer phone calls within 24 hours.
Audits and orders customer care and estimate supplies.
Delivers estimate package to customer.
Inspects completed job and ensures customer satisfaction.
Employs customer code of ethics.
Collects payment for each job, in accordance with contract and company policies.

QUALIFICATIONS

Language Ability:

The Residential Project Manager must be able to read, analyze and interpret common scientific and technical journals, financial reports and legal documents as well as respond to common inquiries or complaints from all stakeholders. This includes the ability to present information to top management, public groups and/or boards of directors.

Math Ability:

The Residential Project Manager must be able to apply principles of logic or scientific thinking to a wide range of intellectual and practical problems that have abstract and concrete variables. The individual will work with nonverbal symbolism (formulas, scientific equations, graphs, musical notes, etc.) in its most difficult phases.

Physical Demands:

The Residential Project Manager is required to stand, walk, and work with hands and arms as well as climb or balance, stoop, kneel, crouch or crawl. This individual must be able to lift and/or move up to 25 pounds.

Work Environment:

The Residential Project Manager is exposed to various weather conditions, moving mechanical parts, fumes or airborne particles, toxic or caustic chemicals, precarious places and risk of electrical shock. The noise level in the work environment is usually moderate.

Computer Skills:

To perform this job successfully, the Residential Project Manager should have knowledge of Microsoft Word, Microsoft Excel, QuickBooks and Microsoft Outlook.

Education/Experience:

High school diploma/general education degree, four to six years of industry experience/training, or equivalent combination of education and experience.

Our design-build projects include NeoGenomics’ $60-million global headquarters and Scotlynn USA Division Inc.’s 60,000-square-foot North American corporate headquarters as well as managing over 1.5 million square feet of commercial space.

CORE RESPONSIBILITIES

Prepares detailed cost estimates by analyzing plans and specifications as well as performing quality takeoffs for all scopes and trades.
Develops and prepares conceptual estimates with minimal assistance from subcontractors, using limited information.
Develops subcontract interest in projects and manages the subcontractor RFP process.
Develops high-quality subcontractor proposals, according to project specifics.
Itemizes trade-specific scopes and prepares bid packages.
Reviews software-generated estimates for completion and technical accuracy and to ensure quality and integrity.

Interacts with clients, architects, engineers and local jurisdictions to understand and incorporate project objectives, schedules, permits, costs, etc.
Helps construction team prepare job schedules.

Performs detailed check of pre-drywall to confirm that all rough ins are placed per plan and specifications.
Maintains clean and safe jobsite by communicating zero-tolerance jobsite policies with subcontractors.

Prepares and updates finish schedule and various design presentations.
Communicates redlines on behalf of designers.
Organizes multiple projects, including information flow, communication, documents and samples.

Facilitates warranty claims.
Maintains showrooms and organizes samples.

Residential Construction Manager - Fort Myers

Manages all aspects of the field-related building processes for assigned projects and specific customer service responsibilities.

CORE RESPONSIBILITIES

Assists purchasing and estimating departments with vetting project bids and buyouts.
Oversees construction process from design documents to turnover.
Maintains schedule, budget and quality control through Procore platform.
Manages construction managers who supervise employees by directing, coordinating and evaluating units, in accordance with the organization’s policies and applicable laws. This includes interviewing, hiring and training employees; appraising employee performance; planning, assigning and directing work; rewarding and disciplining employees; and addressing complaints and resolving problems.

Reviews construction drawings for accuracy and coordination among architects, MEPs, and structural and civil engineers.
Helps purchasing department select subcontractors.
Oversees the purchase order process.
Ensures each completed job is closed out with turnover package.
Meets with customers and designers at job site as well as conducts biweekly OAC meetings.
Oversees the permitting process.
Oversees monthly billing as well as manages budgets and job cost reports.
Manages change orders for subcontractors and owners.
Ensures punch list is completed to customer’s satisfaction.
Returns new customer phone calls within 24 hours.
Delivers estimate package to customer, along with purchasing department.
Employs customer code of ethics.
Collects payment for each job, in accordance with contract and company policies.
