Property Management - HVAC Tech

CORE RESPONSIBILITIES

Performs HVAC repairs and installations as needed
Performs general maintenance tasks, such as painting, installing drywall, completing carpentry work, replacing ceiling tile, and conducting light electrical and plumbing work.
Performs preventative maintenance tasks.
Investigates problems and manages solutions.
Manages and performs minor repairs and waterproofing tasks on commercial properties.
Manages and oversees more involved repairs as well as communicates those repairs to office team.
Inspects vacant units and maintains structure of buildings.

ADDITIONAL RESPONSIBILITIES

Responds to clients’ maintenance requests in a timely and professional manner.
Checks equipment and systems to ensure that everything is up to standard.
Maintains inventory records for equipment and supplies.
Documents personnel information, hours and repairs performed during shift.

The RoleThe General Counsel is a full-time, executive level attorney position overseeing and developing the Legal Department of the company. It requires a proven track record of working collaboratively and independently with minimal supervision while managing projects from inception to closing. The position reports to Partner and Chief Operating Officer.

Core Responsibilities

Consult with and provide continuing counsel to the organization’s management team.
Lead in the development and implementation of corporate policies and procedures in the areas of compliance, risk management and insurance, business development, company operations, and human resources.
Manage outside council in business and other legal activities.
Strong knowledge in transaction real estate law to include purchase/sale, leasing and construction agreements.
Provide legal opinions on various situations
Provide interpretations and recommendations to management and other staff
Predict issues and estimate risks in advance
Proactively look for solutions and better practices to mitigate risk
Preserve all corporate records
Handle statutory filings such as licensing forms
Create new entities and managing organization’s intellectual property
Set internal governance policies
Attract, develop, direct, motivate and drive performance from team

What We Are Looking For

Must be a Florida Licensed Attorney with strong work ethic.
10+ years of experience in legal experience in the real estate field with experience working in a large company.
Excellent verbal, written, interpersonal, and organizational skills with proven ability to evaluate internal controls.
Must be able to work on-site in our Fort Myers office full-time.
Demonstrate "self-starter" behavior and have a willingness to help others with a positive attitude.

Marketing Coordinator

RESPONSIBILITIES

Implements marketing communication tactics.
Drafts monthly reports on social media analytics and presents to marketing team.
Writes press releases, social media content, brochure copy, website content and more.
Develops interesting story angles and actively pitches the news media to land coverage.
Updates and maintains all websites and news content for all companies
Creates fresh ideas for marketing, PR, digital and event strategies.

Oversees construction process from beginning to end.

Duties/Responsibilities:

Manage, coordinate, and execute residential, commercial, and loan closing transactions from contract signing through closing, document recordation, and title policy issuance.

Commercial Project Engineer

CORE RESPONSIBILITIES

Draft subcontractor agreements for Project Manager review/approval; track to ensure executed/signed agreements are returned and filed.

Research the physical and financial attributes of an asset as well as conduct lease analysis to accurately underwrite acquisition opportunities and value existing assets within the portfolio.
Work within the proprietary cash flow model to project the overall economic feasibility and performance of potential real estate acquisitions, dispositions and corporate finance projects.
Participate in and conduct broker calls to understand asset specific market dynamics including market rents, comparable sales, downtime and rent growth.
Produce memorandum materials on a weekly basis to be presented to members of the Investment Committee for initial deal approvals.
Prepare letters of intent and review purchase agreement documents from a business perspective.

Resolves issues with municipalities, if applicable.
Monitors and reports status of certificates of occupancy as well as tracks their associated fees.
Enters budgets for custom options or change orders approved by the vice president. This includes completing purchase orders, change events, prime contract change orders for clients, and commitment change orders or commitments for vendors.

Residential Construction Manager - Fort Myers

CORE RESPONSIBILITIES

Assists purchasing and estimating departments with vetting project bids and buyouts.
Oversees construction process from design documents to turnover.
Maintains schedule, budget and quality control through Procore platform.
Manages construction managers who supervise employees by directing, coordinating and evaluating units, in accordance with the organization’s policies and applicable laws. This includes interviewing, hiring and training employees; appraising employee performance; planning, assigning and directing work; rewarding and disciplining employees; and addressing complaints and resolving problems.

Reviews construction drawings for accuracy and coordination among architects, MEPs, and structural and civil engineers.
Helps purchasing department select subcontractors.
Oversees the purchase order process.
Ensures each completed job is closed out with turnover package.
Meets with customers and designers at job site as well as conducts biweekly OAC meetings.
Oversees the permitting process.
Oversees monthly billing as well as manages budgets and job cost reports.
Manages change orders for subcontractors and owners.
Ensures punch list is completed to customer’s satisfaction.
Returns new customer phone calls within 24 hours.
Delivers estimate package to customer, along with purchasing department.
Employs customer code of ethics.
Collects payment for each job, in accordance with contract and company policies.
