Seagate Development Group announced that it will start a total remodel of a second-floor, Gulf-front condominium on the east end of Sanibel next month. This 2,896-square-foot condo – which currently includes three bedrooms, three baths and a one-car garage on the ground level – will undergo a floor-to-ceiling update and transition from a split floor plan to an open-concept layout, along with conversions that better suit the homeowners’ lifestyle. This remodeling project will feature updated windows on the balcony, a complete upgrade in the outdoor living area, a ceiling conversion in the living room, a new layout, selections and an island in the kitchen, a new layout and selections in the study, and a complete upgrade to the master bedroom and bath, the laundry room, and the guest bedrooms and baths. Seagate will also incorporate a powder bath into the living space as well as replace the base and trim, install hardwood flooring and a Sonos sound system in the main areas, install Lutron lighting controls and match the lighting throughout the home.

On the balcony, homeowners will enjoy a panoramic view of the Gulf via a maxed-out window opening with dividing bars and refreshed window treatments. This balcony gives residents and guests access to the kitchen, the living room, and the master bedroom and bath. The upcoming kitchen presents an island with Pompeii Quartz countertops, hardwood flooring, Gibraltar cabinetry, additional storage, Thermador and Bosch appliances, Signature hardware and a single-bowl kitchen sink, among other Ferguson plumbing selections. The expanded living room will debut hardwood flooring, a heightened soffit ceiling with newly laid out can lights, and a repositioned air-conditioning unit. Meanwhile, the outdoor living area will include Thermador and Bosch appliances, Web Gray cabinetry, Pompeii Quartz Valley White countertops, Capri White tile flooring, a new lighting layout with low-profile fans, a single-handle kitchen faucet and an under-mount bar sink.

The master bedroom offers hardwood flooring, an accent wall, a low-profile fan, a new lighting layout and access to the master bath from the closet, while the master bath contains Tinsmith cabinetry, Pompeii Quartz white oak countertops, a tub-converted shower and a shower area that transitions into the pantry accessed off the kitchen. It will accommodate hexagon, stacked mosaic tile flooring, Express linear white gloss tile on the shower area walls and Marble Systems penny round mosaic tile on the shower area floor. Other selections range from an under-mount sink to a Brizo showerhead.

Off the hallway and next to the kitchen, one will find an expanded study with new points of entry. From the study, homeowners can access the laundry room, which will lead to the powder bath. This newly created space is complete with hardwood flooring, a Brizo faucet, an under-mount sink and a closet carrier, among other Ferguson plumbing selections. The guest bedrooms and baths – which are separated by the same hallway – are updated to match other components of the condo via tile and penny tile flooring as well as Pompeii Quartz countertops, an under-mount sink and a handheld showerhead, among other Ferguson plumbing selections. Both guest bedrooms will feature reconfigured closets – one of which can be accessed from the hallway – and doors.

This second-floor condo on Sanibel will be complete in the fourth quarter of 2021.

Seagate is also slated to begin a remodeling project in Quail West next month. The main objective is to add an exercise room at the second-floor balcony of the single-family home. Crews will demolish part of the screen enclosure to extend the roofline before building walls and adding carpet, a dry bar, mirrors, a miniature fridge, a Sonos sound system, motorized shades and outlets for gym equipment.

The Quail West remodel will be complete this autumn.

In August, Seagate will begin a total-home remodeling project in Miromar Lakes, Florida. The single-story, 5,095-square-foot residence – including three bedrooms, three-and-one-half baths, and a three-car garage – will transition into more of an open-concept floor plan. This will be apparent in trendy installations and fixture replacements as well as a more streamlined flow from room to room.

Seagate will upgrade all windows to hurricane code, return the fitness room in the car bay to a garage space, replace all roof tiles with concrete tiles, replace all arch windows around the door with rectangular windows and remove all arch windows above the garage. On the pool deck and covered lanai, crews will remove handrails, upgrade pavers as well as outdoor kitchen, fireplace and pool equipment, and install two new fire bowls at the infinite edge of the pool, among other renovations.

Inside, homeowners will enjoy wide plank wood and tile flooring as well as updated ceiling coffers, lighting, cabinetry, plumbing fixtures, cooktop, windows, vanities and countertops in select rooms. Some of the biggest changes to the kitchen include bench seating in the nook area and a new decorative wood hood above the cooktop. In the master bath, Seagate will remove the closet area next to the vanities to create a better flow as well as install a new freestanding tub, a new makeup area, and new tile in the shower area and in the master bedroom/bath entry. Meanwhile, in the family room, an updated area will replace the wall with the fireplace and the television. Seagate will also install a wine cellar and a new wet bar in the living room.

The Miromar Lakes, Florida remodel will be complete in 2022.

Seagate is also remodeling a 1,152-square-foot townhome – two bedrooms and two-and-one-half baths – on Boca Grande. This total-home renovation will feature new crown molding in all the main living areas, a complete update in the master bedroom and the master bath, an open-concept layout in the lanai, a complete update to the front staircase, a closet reconfiguration in the guest bedroom and a garage build-out.

The Boca Grande remodel will be complete this autumn.

In addition to these remodeling projects, Seagate is remodeling homes in Mediterra, Remington at Bay Colony, Collier’s Reserve, Moorings, Wyndemere, Connors and Audubon, among many other luxury, renowned communities throughout Southwest Florida.

Seagate has also developed and completed custom residences at Windward Isle – which just sold out – as well as recently completed a $5-million-plus grand estate model at Quail West where it is a preferred builder. It is the developer of Hill Tide Estates where it has two model homes under construction – one of which is under contract – and one model home that will break ground soon. Additionally, Seagate is building two model homes – both of which are under contract – in Isola Bella at Talis Park. A third model home under contract is set to break ground soon. Seagate recently sold three model homes in Esplanade Lake Club – Monaco, Genova and Santorini.
