Property Management - HVAC Tech

CORE RESPONSIBILITIES

  • Performs HVAC repairs and installations as needed
  • Performs general maintenance tasks, such as painting, installing drywall, completing carpentry work, replacing ceiling tile, and conducting light electrical and plumbing work.
  • Performs preventative maintenance tasks.
  • Investigates problems and manages solutions.
  • Manages and performs minor repairs and waterproofing tasks on commercial properties.
  • Manages and oversees more involved repairs as well as communicates those repairs to office team.
  • Inspects vacant units and maintains structure of buildings.

ADDITIONAL RESPONSIBILITIES

  • Responds to clients’ maintenance requests in a timely and professional manner.
  • Checks equipment and systems to ensure that everything is up to standard.
  • Maintains inventory records for equipment and supplies.
  • Documents personnel information, hours and repairs performed during shift.

Payroll/Benefits Coordinator

This position will process weekly and biweekly payroll, maintain employee time records and prepare reporting for accounting. It will also be responsible for the administration side of benefits.

Duties/Responsibilities:

  • Enters, maintains, and/or processes information in the payroll system for weekly and biweekly payroll; information may include employees’ hourly rates, salaries, other compensation, time worked, paid leave and holidays, deductions and withholding, address changes, and other information.
  • Ensures proper processing of payroll deductions for benefits.

Construction Manager Finish /QA

As a Finish Construction Manager, your job duties involve examining all components of our new residential builds, and residential remodel projects to ensure top quality is met. While inspecting the quality and documenting all deficiencies you will be overseeing the completion of each project assigned to you. Commercial Project Engineer

CORE RESPONSIBILITIES

  • Draft subcontractor agreements for Project Manager review/approval; track to ensure executed/signed agreements are returned and filed.

  • Create purchase orders, reports, memoranda, and other documents.

After college, Nulf owned and operated transportation and waste disposal companies. With offices in the Midwest, Northeast and Southeast, he led and managed hundreds of employees and independent contractors.

William G. Price, Jr.Chairman of the Board

William G. Price, Jr. is the patriarch of Seagate Development Group. Calling on his 40- plus years of experience in leasing, development and construction of high-profile, complex projects – both nationally and internationally – he inspires the company to execute Seagate’s Mission.

After spending two years studying civil engineering at Drexel University, Price elected to broaden his education by transferring to Temple University where he graduated cum laude with a degree in real estate and urban land studies. Upon graduation, Price began his career in the real estate brokerage business, specializing in industrial, manufacturing and distribution, while representing some of the largest tenants in the Philadelphia metropolitan area. During this period, Price gained insight into the needs of tenants and the coordination with landlords to deliver unique solutions.

Price later partnered with a general contractor to create a vertically integrated real estate construction and development firm – a model Seagate still uses to this day. This structure allows for seamless service to clients from design through construction completion and facility management. The approach ensures a complete specification that focuses on practicality and cost efficiency and provides guidance on specific decisions that may impact maintenance, operational costs and future functionality.

In addition to general contracting work, Price ultimately built the firm’s real estate holdings to over 2 million square feet and led the sale of that portfolio in 1997 for over $100 million to a national REIT. After 1997, he developed an additional 4.5-million-square-foot commercial portfolio in the state of Florida.

  • Research the physical and financial attributes of an asset as well as conduct lease analysis to accurately underwrite acquisition opportunities and value existing assets within the portfolio.
  • Work within the proprietary cash flow model to project the overall economic feasibility and performance of potential real estate acquisitions, dispositions and corporate finance projects.
  • Participate in and conduct broker calls to understand asset specific market dynamics including market rents, comparable sales, downtime and rent growth.
  • Produce memorandum materials on a weekly basis to be presented to members of the Investment Committee for initial deal approvals.

  1. Communicates and works with clients throughout the interior design process. 
  2. Sources interior finishes, hard and soft furnishings, lighting and interior details. 
  3. Creates and executes design concepts, interior detail drawings and presentation materials. 
  4. Creates finish schedules and keeps organized records of project details. 
  5. Coordinates multiple projects simultaneously. 
  6. Assists with order placements and management.

Residential Construction Manager - Fort Myers

  1. Manages all aspects of the field-related building processes for assigned projects and specific customer service responsibilities.

CORE RESPONSIBILITIES

  1. Assists purchasing and estimating departments with vetting project bids and buyouts. 
  2. Oversees construction process from design documents to turnover. 
  3. Maintains schedule, budget and quality control through Procore platform. 
  4. Manages construction managers who supervise employees by directing, coordinating and evaluating units, in accordance with the organization’s policies and applicable laws. This includes interviewing, hiring and training employees; appraising employee performance; planning, assigning and directing work; rewarding and disciplining employees; and addressing complaints and resolving problems. 

ADDITIONAL/DETAILED RESPONSIBILITIES 

  1. Reviews construction drawings for accuracy and coordination among architects, MEPs, and structural and civil engineers. 
  2. Helps purchasing department select subcontractors. 
  3. Oversees the purchase order process. 
  4. Ensures each completed job is closed out with turnover package. 
  5. Meets with customers and designers at job site as well as conducts biweekly OAC meetings. 
  6. Oversees the permitting process. 
  7. Oversees monthly billing as well as manages budgets and job cost reports. 
  8. Manages change orders for subcontractors and owners. 
  9. Ensures punch list is completed to customer’s satisfaction. 
  10. Returns new customer phone calls within 24 hours. 
  11. Delivers estimate package to customer, along with purchasing department. 
  12. Employs customer code of ethics. 
  13. Collects payment for each job, in accordance with contract and company policies.
