Seagate Development Group makes its mark in first 18 months

Since beginning operations in early 2015, Seagate Development Group LLC has established itself as one of Southwest Florida’s leading full-service commercial and residential development and construction and commercial property management companies. Commercial and residential real estate development and construction are provided by Seagate Development Group, a licensed Florida contractor. SW Management and Realty, LLC, a related entity, is a licensed entity that provides commercial property management and brokerage services.

Seagate’s development, construction, management and brokerage services are readily available to third parties. The company’s aggressively executed strategy, that is focused on the expansion of its commercial real estate development, commercial construction, commercial property management and brokerage, and luxury residential development and construction businesses, has resulted in significant achievements.

Through transactions completed by its principals, Seagate acquired controlling interest of 515,000 square feet of multi-tenant flex space and one-story office space in the Westlinks and Eastlinks Business Parks on Daniels Parkway north of the Southwest Florida International Airport in Fort Myers. At the time of acquisition, the properties were appraised at $40 million. With the acquisition, Seagate’s portfolio of commercial properties under management expanded to more than one million square feet and they continue to extend their growing footprint.

Tenants at Westlinks and Eastlinks include companies such as Diamond Tours, Norman Love, Neogenomics, Staples, Lee Memorial, Home Depot, Cintas — Fire, Florida Cancer, Nestle, Data2Logistics, Red Bull, Alorica, Survival Armor, G&K Services, Walgreens and ADP. Tenants in third party properties managed and leased by Seagate include Comcast, Robb & Stucky, Cintas Uniform, Lamar, Option Care, Airgas, Rexel, and Safran.

Seagate is currently engaged in developing a design/build 46,000-square-foot single-tenant Class A office building at the Forum in Fort Myers. The firm recently completed a 20,000-square-foot $2.3 million tenant improvement project at Gateway in Fort Myers.

In spring 2015, Seagate acquired a tract south of Orange Blossom Drive on Airport-Pulling Road in North Naples and is developing Windward Isle, a gated enclave of 28 single-family luxury homes. Windward Isle is being developed by Seagate in partnership with Southborough, Massachusetts-based Capital Group Properties, LLC. Two designer decorated furnished models are open for viewing and purchase at Windward Isle. Three binding sales contracts and three reservations have been processed and two end-user residences are under construction. Seagate is expanding its Windward Isle offering to include six floor plans by Weber Design Group and RG Designs that showcase the community’s coastal West Indies architectural style. Additional floor plan choices are expected to be released within the next 30 to 45 days.

Seagate is also developing a 9.98-acre gated enclave called Hill Tide Estates on the southern tip of Boca Grande. Located northwest of Fort Myers on Gasparilla Island off the Gulf Coast, Boca Grande is an affluent residential community recognized for its world-class fishing.

Currently in the final stages of securing entitlement approval for 20 single-family homesites, Seagate envisions a site plan that will include custom designed luxury residences overlooking the Gulf of Mexico, Boca Grande Pass, and Charlotte Harbor. The Hill Tide Estates property is the only site on Boca Grande that overlooks Boca Grande Pass. The south side of the property is bordered by a state park and offers unobstructed views of Cayo Costa, a barrier island that is only accessible by boat.

Seagate recently announced it is developing plans for its first furnished estate model at Hill Tide Estates. The first model is being designed by John Cooney at Stofft Cooney Architects. As planned, the model will include four bedrooms, a study, four-and-a-half baths, a three-car garage, a custom pool and spa, and an outdoor living area with an outdoor kitchen. Custom ceiling details and a Control 4 Home Automation System are just two of the features included in the design. The model will be on a homesite offering Hill Tide’s views of Charlotte Harbor, Boca Grande Pass, and the Gulf of Mexico.

Seagate has also established itself as a preferred builder at Quail West in North Naples. The company completed its designer decorated furnished Oakmont estate model at the end of April. The 5,524-square-foot estate residence features an architectural design by RG Designs and showcases an interior by Ruta Menaghlazi, senior interior designer at Freestyle Interiors.

The Oakmont’s open floor plan includes an additional 2,931 square feet of outdoor spaces under roof. Windows throughout the home’s living areas create a light-filled ambiance and provide views of an infinity edge pool and spa surrounded by a deck finished with a low maintenance, weather resistant composite material that is cantilevered over the pool. The Oakmont is priced at $4.7 million, including furnishings.

Two new furnished estate models are under construction at Quail West.

The 5,693-square-foot Pine Valley estate is on schedule for completion next January. The floor plan includes a great room that opens to a landscaped outdoor living area. A detached one-bedroom casita with a private bathroom will be adjacent to the pool. Inside, the plan features a club room with a media area, a bar with a window that opens to the outdoor living area, a walk-in wine room and a lounge area. One of the two guest bedrooms serves as a VIP suite and opens to a private terrace and garden. A gallery hallway includes floor to ceiling windows with a cutout for a desk overlooking a large garden. A sitting area in the master bedroom will offer views of yet another garden. The plan includes a four-car garage.

Seagate broke ground on its 5,464-square-foot furnished Calusa grand estate model at Quail West last month. The Calusa’s great room will feature pocketing sliders opening to the outdoor living area. The great room flows into a double-island kitchen and dining area that includes a bar that opens to a covered lanai. A gallery hallway will lead to a club room, two VIP suites, and a garden courtyard. The club room will include a full-bath and a walk-in closet and can serve as a bedroom. A guest casita will be off an outdoor living area featuring an outdoor kitchen and bar, a fireplace, and a pool and spa. The owner’s wing will include a study, a master bedroom with a private terrace, and the master bath.
