Key Responsibilities
Prepare customer billings and any necessary supporting documents or spreadsheets in-compliance with contractual requirements and in accordance with monthly customer deadlines and/or preferences

Update schedules weekly and uploaded into Procore
Assist Purchasing Manager in updating, managing the OAC meetings and minutes
Assist with proformas as needed
Work with brokers to assist in finding ground for clients when needed

As a Finish Construction Manager, your job duties involve examining all components of our new residential builds, and residential remodel projects to ensure top quality is met. While inspecting the quality and documenting all deficiencies you will be overseeing the completion of each project assigned to you. Seagate Development Group prides itself on delivering a quality product, therefore you will also be simultaneously confirming our various checkpoint processes. The Finish Construction Manager will work closely with our construction managers on each project providing an opportunity to gain further knowledge and insight of the industry. This position will establish the foundation needed to become a Construction Manager.
Essential duties required:
Compliance with industry and company standards.
Inspecting each component of a build to ensure top quality.
Creating and overseeing the completion of builder punch and QA lists.
Assisting the Construction Manager as needed while inspecting their build.
Assisting the Field Operations Manager to ensure that Builder Punch and QA is followed up until completed and Seagate standard operating procedures are followed.
Assist Construction Manager with Confirming/Reviewing Checkpoints and follow up on any punch list items that are created in Procore after check points are done.

Research the physical and financial attributes of an asset as well as conduct lease analysis to accurately underwrite acquisition opportunities and value existing assets within the portfolio.

CORE RESPONSIBILITIES
1. Financially Responsible for Project:
Job cost report and budget management, change orders, approving vendor payments, purchase orders, reviewing and vetting proposals, providing financial summaries to customer, customer billing and collecting payments and bidding.
2. Schedule:
Oversight of project schedule, communicating customer selections to the field in a timely manner and communicating schedule to customer.
3. Customer Experience:
Plan development from preconstruction to completion, weekly customer updates, monthly financial updates, customer selections, customer walks, all communication, problem solving and forward thinking and providing an exceptional and enjoyable customer experience.

CORE RESPONSIBILITIES
Manages all aspects of the field-related building processes for assigned projects and specific customer service responsibilities.
Provides exceptional customer satisfaction and quality control.
Develops consistent and predictable job schedules.
Ensures timely management and quality completion of assigned construction/customer service responsibilities.
ADDITIONAL/DETAILED RESPONSIBILITIES
Knows and understands customer-specific building plans, standard features, specifications and customer-selected options.
Ensures customer selections are installed as selected.
Manages and drives project scheduling via software and approved process.
Delivers projects that are 100 percent complete, clean and free of defects, on time and within budget.
Manages inspection process and meets with building inspectors.
Conducts daily project walks to ensure schedule adherence and quality of vendor workmanship.
Maintains strict activity log with photos and job RFIs.
Ensures compliance with plans and specifications as well as obtains all required inspections.
Resolves site conflicts.
Conducts site meetings with project manager, owner, interior designers, trade partners and suppliers.
Maintains positive client relationships.
Conducts and participates in turnover orientations, as required.
Completes and documents warranty requests, per approved company process.
Maintains strict OSHA standards for all work areas.
Maintains updated redline plans every day.
Performs detailed check of pre-drywall to confirm that all rough ins are placed per plan and specifications.
Maintains clean and safe jobsite by communicating zero-tolerance jobsite policies with subcontractors.

Quality Communication:
The Commercial Construction Manager must have excellent communication skills and the ability to interact effectively with internal and external customers. This includes a strong customer orientation and ability to adapt and respond to different personality types.
Computer Skills:
To perform this job successfully, the Commercial Construction Manager should be proficient in Microsoft Word, Excel, PowerPoint, Outlook and Project as well as Procore and scheduling software.
Education/Experience:
Bachelor’s degree in construction, business or related field and/or five years of construction experience.
Certificates and Licenses:
Formal OSHA training

Assists Vice President of Design and interior designers.
Prepares and updates finish schedule and various design presentations.
Communicates redlines on behalf of designers.
Organizes multiple projects, including information flow, communication, documents and samples.
Assists with ordering and paying for furniture, follows up on lead times, and coordinates deliveries and installations.
Facilitates warranty claims.
Maintains showrooms and organizes samples.
Interacts with clients.
Creates customer proposals.
ADDITIONAL RESPONSIBILITIES
Assists with client billing.
Assists with furniture installs.
Picks up samples and miscellaneous items.
Conducts additional office management dues and administrative tasks.

Sources interior finishes, hard and soft furnishings, lighting and interior details.
Creates and executes design concepts, interior detail drawings and presentation materials.
Creates finish schedules and keeps organized records of project details.
Coordinates multiple projects simultaneously.
Assists with order placements and management.
Oversees project installations.
Maintains an overall luxury experience by supporting clients with expertise and courtesy.
Completes projects on schedule and within established budgets.
Works on client projects as well as in-house projects.

Maintains a thorough knowledge of market design trends.
Helps manage materials library.
Works with contractors and vendors.

The Senior Interior Designer must have superior presentation and communication skills, both in verbal and written form, as well as be able to take direction and work independently to meet deadlines.
Artistic Abilities:
The Senior Interior Designer must have strong artistic skills, including hand-rendering and sketching capabilities, with CAD experience preferred.
Customer Service Skills:
The Senior Interior Designer must be able to identify clients’ needs and provide a first-class experience to clients via attention to detail and outstanding problem-solving skills.
Computer Skills:
To perform this job successfully, the Senior Interior Designer must be proficient in Microsoft Word, Excel, PowerPoint and Outlook.
Education/Experience:
5-plus years of design experience, with residential new construction and residential remodel experience required; knowledge of interior finishes, furniture, codes and construction process; degree in interior design or related field preferred.

CORE RESPONSIBILITIES
Assists purchasing and estimating departments with vetting project bids and buyouts.
Oversees construction process from design documents to turnover.
Maintains schedule, budget and quality control through Procore platform.
Manages construction managers who supervise employees by directing, coordinating and evaluating units, in accordance with the organization’s policies and applicable laws. This includes interviewing, hiring and training employees; appraising employee performance; planning, assigning and directing work; rewarding and disciplining employees; and addressing complaints and resolving problems.
ADDITIONAL/DETAILED RESPONSIBILITIES
Reviews construction drawings for accuracy and coordination among architects, MEPs, and structural and civil engineers.
Helps purchasing department select subcontractors.
Oversees the purchase order process.
Ensures each completed job is closed out with turnover package.
Meets with customers and designers at job site as well as conducts biweekly OAC meetings.
Oversees the permitting process.
Oversees monthly billing as well as manages budgets and job cost reports.
Manages change orders for subcontractors and owners.
Ensures punch list is completed to customer’s satisfaction.
Returns new customer phone calls within 24 hours.
Delivers estimate package to customer, along with purchasing department.
Employs customer code of ethics.
Collects payment for each job, in accordance with contract and company policies.
QUALIFICATIONS

Language Ability:
The Commercial Project Manager must be able to read, analyze and interpret common industry-specific terms and documents, financial reports and legal documents as well as respond to common inquiries or complaints from all stakeholders. Math Ability:
The Commercial Project Manager must be able to apply principles of logic or scientific thinking to a wide range of intellectual and practical problems that have abstract and concrete variables.
Physical Demands:
The Commercial Project Manager is required to stand, walk, and work with hands and arms as well as climb or balance, stoop, kneel, crouch or crawl. This individual must be able to lift and/or move up to 25 pounds.
Work Environment:
The Commercial Project Manager is exposed to various weather conditions, moving mechanical parts, fumes or airborne particles, toxic or caustic chemicals, precarious places and risk of electrical shock. The noise level in the work environment is usually moderate.
Computer Skills:
To perform this job successfully, the Commercial Project Manager should have knowledge of Microsoft Word, Microsoft Excel, QuickBooks, Microsoft Project and Microsoft Outlook; experience with Procore preferred.
Education/Experience:
High school diploma/general education degree, four to six years of industry experience/training, or equivalent combination of education and experience.
