Seagate Development Group announced that the last two homesites in Windward Isle are now under contract. Named the 2019 Aurora Awards’ Residential Community of the Year, this luxurious and favorably located community is a gated enclave of 28 single-family residences within a discreet cul-de-sac on Airport-Pulling Road. It was developed by Seagate as the first community in this choice area of North Naples to standardize custom, luxury homes with minimal Homeowner Association fees. All floor plans in Windward Isle feature an architectural design by Naples-based WDG Architecture, except two that debut an architectural design by Bonita-Springs-based R.G. Designs. One of the floor plans – Cayman II – includes a casual, coastal interior by Theory Design’s Vice President of Design Ruta Menaghlazi.

Appealing to an energetic lifestyle that aligns with the heart of Naples, Windward Isle is minutes from Mercato, Waterside Shops, The Ritz-Carlton Beachfront Hotel and Spa, and The Ritz-Carlton Tiburon Golf Club as well as Vanderbilt Beach, Clam Pass Park, and The Club at LaPlaya Beach & Golf Resort. This grants all residents of Windward Isle access to some of Southwest Florida’s best shopping, dining, golfing and hospitality destinations in a world-class tropical landscape.

Seagate offers eight one- and two-story, open-concept floor plans that are fully customizable. The 4,079-square-foot-under-air, two-story Grenada accommodates four bedrooms plus a den and a game room, four-and-one-half baths, and a three-car garage. Other components range from an expansive great room, a dining area and a kitchen to a study with a walk-in closet, a master suite and a guest suite to complete the first living level. An outdoor living area also features a covered lanai and a pool. Two additional bedrooms and a game room – which can be repurposed as a study or a second den – can be found on the upper level, along with access to a covered outdoor balcony. The Grenada is currently under construction and being modified to include a custom-built safe room. The Grenada II has a similar layout, but with 3,679 square feet of living space. One is coming soon to Windward Isle.

The single-story Sea Breeze floor plan is 3,097 square feet under air over three bedrooms plus a study, three-and-one-half baths, and a three-car garage. Some of its most distinct features include a gallery hallway that takes homeowners into a foyer and a great room, a dining area and a gourmet kitchen with a vaulted tongue-in-groove ceiling. The outdoor living area – which debuts an optional summer kitchen, fireplace and pool bath – is complete with a single ceiling beam detail and wall-topped windows that start inside the Sea Breeze. With kitchen sliders that are all pocket, the inside is completely open to the outdoor living space. The Sea Breeze II is a two-story, 4,200-square-foot-under-air floor plan over five bedrooms plus a study, five-and-one-half baths, and a three-car garage as well as similar offerings throughout the home. Both models are under construction – with the Sea Breeze II set to close soon – and feature an architectural design by R.G. Designs.

The one-story, 3,065-square-foot-under-air Abacos floor plan streamlines three bedrooms plus a study, three-and-one-half baths, and a three-car garage. With a great room and a wet bar, an island kitchen, a dining area and an outdoor living area, the open-concept model home received the Collier Building Industry Association’s Sand Dollar Award for Product Design of the Year – Single Family Homes $1,500,001 – 1,175,000. It is coming soon to Windward Isle. The Abacos II has the same specifications but over 2,969 square feet of living space.

The Cayman II model home – designed by Theory Design’s Ruta Menaghlazi and coming soon to Windward Isle – captures a casual, coastal concept over 2,685 square feet of living space. Three bedrooms plus a study, three full baths and a two-car garage cover the one-story floor plan – not to mention, an oversized great room, a dining area, an island kitchen, and an outdoor living area complemented with a covered lanai, an outdoor kitchen and a fireplace. The Cayman II was awarded the Collier Building Industry Association’s Parade of Homes Overall Excellence in Construction and Design – $1,500,001 to $2,000,000. The Cayman mimics the specifications of this floor plan, except for 2,583 square feet of living space.

Some attractive exteriors that come standard in all Windward Isle homes are coastal, West-Indies-style architecture, decorative aluminum shutters and cypress wood corbels, a flat concrete tile roof with metal roof accents (except for the Cayman model) and a 400-square-foot swimming pool with a brick-paver pool deck. Design interiors range from tray and volume ceilings with crown molding to hardwood floors and designer carpets. Kitchens are equipped with granite and quartz countertops, along with a tile backsplash, a Bosch appliance package, Smithport wood cabinetry and under-cabinet accent lighting. There is even a stainless-steel refrigerator with an ice maker in the laundry room, along with a granite and quartz countertop and Smithport wood cabinetry. The master suite is topped with a freestanding tub, large walk-in closets, under-mount sinks and a frameless shower enclosure. Builders usually consider these luxury standard features to be upgrades.

In addition to Windward Isle, Seagate is building custom, end-user residences at Esplanade Lake Club, Hill Tide Estates, Talis Park and Quail West. At Esplanade Lake Club, the team has completed three furnished model homes – each on one mile of recreational Lake Como – with two model homes sold and one model home under contract. As the developer of Hill Tide Estates, Seagate has two model homes under construction there – with one under contract – as well as one model home that is slated to break ground soon. Another model home at Hill Tide Estates – Sunny Isles – is in the works. The leading, full-service development and construction company also recently completed a $5-million-plus grand estate model at Quail West where it is a preferred builder. Seagate is now building custom homes at Esplanade Lake Club and in the Estero area.

The custom home in the Estero area – with an interior by Theory Design – is 4,966 square feet under air and accommodates three bedrooms plus two studies, five-and-two-half baths, and a two-car garage plus two storage spaces. In addition to the garage and storage spaces, the ground floor of the custom home will debut a multilevel foyer, a workout gym and a gym bath with a walk-in shower and a water closet, and a beach patio complete with an outdoor shower. The two living levels unveil a vaulted ceiling, a grand room, an island kitchen with a walk-in pantry, an elegant piano room as well as an outdoor living area that capitalizes on a Southwest-Florida-style waterfront.
