Seagate Development Group LLC will be developing a 9.98-acre gated enclave called Hill Tide Estates on the southern tip of Boca Grande. Located northwest of Fort Myers on Gasparilla Island off the Gulf Coast, Boca Grande is an affluent residential community recognized for its world-class fishing. Boca Grande has long been known as an exclusive getaway destination for some of the most prominent families in the United States.

Currently in the process of securing entitlement approval for 20 single-family homesites, Seagate envisions a site plan that will include custom designed luxury residences overlooking the Gulf of Mexico, Boca Grande Pass and Charlotte Harbor.

The Hill Tide Estates property is the only site on Boca Grande that overlooks Boca Grande Pass. The south side of the property is bordered by a state park and offers unobstructed views of Cayo Costa, a relaxed barrier island that is only accessible by boat and known for its excellent fishing, oak-palm hammocks, mangrove swamps, and beaches.

Boca Grande Pass is at the mouth of Charlotte Harbor between the southern tip of Gasparilla Island and the northern tip of Cayo Costa. With an average depth of 80 feet, Boca Grande Pass serves as the gateway to Charlotte Harbor. Fed by the Peace and Myakka rivers, Charlotte Harbor is one of the largest open water estuaries in Florida.

Seagate has named the development after a tarpon fishing related phenomenon that is known to serious anglers worldwide. Due to unique geography of Boca Grande Pass, the new and full moon phases in May and June produce strong tides known as hill tides that flush millions of crab out of Charlotte Harbor and into the pass. Thousands of tarpon congregate the inside of Boca Grande Pass, known as the hill, and wait for the powerful tides to flush the crab down. When a hill tide occurs, the tarpon fishing experience is excellent.

Seagate Development Group LLC is a full-service commercial and residential development and construction company and a provider of commercial property management services. In addition to codeveloping Hill Tide Estates, Seagate is developing Windward Isle, a gated enclave of 28 single-family luxury homes south of Orange Blossom Drive on Airport-Pulling Road in North Naples. Two furnished models have been completed and are available for viewing and purchase at Windward Isle.

Seagate is also a preferred builder of custom estate residences at Quail West. Seagate’s Oakmont furnished estate model in Quail West is scheduled for completion in May and priced at $4,700,000 fully-furnished.

Seagate is in the final stages of permitting for its Pine Valley residence, a second furnished grand estate residence at Quail West that is expected to begin construction within 30 days.

Seagate has also announced it is in the final design phase before the construction of its 5,464-square-foot under air furnished Calusa estate model that will be on a southern exposure homesite on the 10th hole of Quail West’s Lakes golf course. Pricing for the furnished Calusa model will be determined after construction commences.
