Commercial Project Engineer

CORE RESPONSIBILITIES

Draft subcontractor agreements for Project Manager review/approval; track to ensure executed/signed agreements are returned and filed.
Responsible for overall aspects of management of the subcontractors.
Assist in planning work schedule and delivery of equipment to site.
Complete equipment usage reports and assign proper equipment cost codes.
Ensure proper completion of equipment return/receipt reports.
Obtain, evaluate, submit, and track all submittals to owners/customers.
Prepare monthly pay requests for Project Manager approval.
Obtain materials quotes from suppliers and submit purchase orders for approval.
Accurately track, maintain and report counts of material inventory.
Prepare and track project RFIs.
Track invoices and receipts for field purchase orders and maintain field purchase order files and documentation.
Create and file documentation (e.g., correspondence, reports) daily to follow-up on and/or summarize project issues, agreements, communications with owners and subcontractors, etc.
Routinely inspect job site for general project and safety compliance, and appropriately communicate issues to Construction Manager and on-site Safety Manager.
Attend site meetings with owners and subcontractors.
Create a material tracking log, and perform quality check for all material with the approved product data from the architect.
Assist project manager in collecting all the necessary documents for permit submission
Receive, review, forward and track status of submittals, shop drawings

Since our Commercial Project Engineer will regularly work with confidential information; discretion and sensitivity regarding financial information is a must. Must be able to collaborate and communicate well with these team members, maintain a can-do spirit and self-manage workflow with little supervision.

Reasoning Ability:

Ability to apply principles of logical or scientific thinking to a wide range of intellectual and practical problems. Ability to deal with nonverbal symbolism (formulas, scientific equations, graphs, etc.) in its most difficult phases. Ability to deal with a variety of abstract and concrete variables.

Computer Skills:

To perform this job successfully, an individual should have advanced knowledge of Microsoft Office including Project, Word, Excel, and Outlook. Bluebeam/Procore or similar software preferred.

Education/Experience:

Bachelor’s degree with 2+ years in commercial construction project management experience and/or training; or equivalent combination of education and experience.

Physical Requirements:

Our team also continues to conduct remodeling in and around the region.

Duties/Responsibilities:

Create purchase orders, reports, memoranda, and other documents.
Compile all community specific vendor information and costing data to prepare for purchase order releases.
Issue Purchase Orders for new starts and ensure all proper notification to vendors and internal and external customers
Review lot unique budgets and ensure purchase orders reflect and capture lot unique extras.
Monitor backlog for PO pricing updates and provide reporting of affected vs. non-affected lots to internal and external customers.
Notify Purchasing management if pricing or budget is missing and needs to be contracted
This role will also provide routine administrative support to the Purchasing function including aiding in obtaining pricing from trade partners for new plans, options, etc
Confirm accuracy and completeness of contracting package and process through DocuSign for signature by trade partner
Research and provide information on trade partner payment inquiries; interface with Accounting as needed
Send new vendor setup documents and manage new trade onboarding
Assist with tracking of late and or missing materials and components needed for closings.
Run relevant reports to track costs, variances, rebates, comparisons, etc.
Performs other duties as assigned.

Required Skills/Abilities:

Ability to follow verbal and written instructions.

Proficient with Microsoft Office Suite, Procore, or related construction purchasing software.
Education and Experience:

Prepares journal entries, analyses and account reconciliations as well as assists with monthly closing processes.
Contributes to the development and review of annual operating budgets and performance projections.
Performs monthly balance sheet reconciliations.

Assists the accounting manager, as needed.
Develops and implements accounting procedures by analyzing current procedures.

CORE RESPONSIBILITIES

Research the physical and financial attributes of an asset as well as conduct lease analysis to accurately underwrite acquisition opportunities and value existing assets within the portfolio.
Work within the proprietary cash flow model to project the overall economic feasibility and performance of potential real estate acquisitions, dispositions and corporate finance projects.
Participate in and conduct broker calls to understand asset specific market dynamics including market rents, comparable sales, downtime and rent growth.
Produce memorandum materials on a weekly basis to be presented to members of the Investment Committee for initial deal approvals.
Prepare letters of intent and review purchase agreement documents from a business perspective.
Prepare full Investment Committee memorandums for the Management Investment Committee as well as the Board of Directors for larger transactions.
Assist in the interpretation of all due diligence materials as well as preparation of closing documents.
Other responsibilities include preparing cash flows for dispositions, lease analysis, and accounting purposes.

CORE RESPONSIBILITIES

Gathers/assists the project manager with all materials required for permit applications, per the local jurisdiction checklist.
Gathers/assists the field operations manager with all materials, per Seagate’s pre-orientation checklist.
Completes, tracks and reports status of permit applications and notice of construction applications as well as tracks and resolves items that have been rejected.
Resolves issues with municipalities, if applicable.
Monitors and reports status of certificates of occupancy as well as tracks their associated fees.
Enters budgets for custom options or change orders approved by the vice president. This includes completing purchase orders, change events, prime contract change orders for clients, and commitment change orders or commitments for vendors.

ADDITIONAL RESPONSIBILITIES

Prints approved permit packages and distributes them to the project manager.
Prints any additional documents needed for the field, per the project manager’s request.
Uploads plans and various documents to project management software.

CORE RESPONSIBILITIES

1. Financially Responsible for Project:

Job cost report and budget management, change orders, approving vendor payments, purchase orders, reviewing and vetting proposals, providing financial summaries to customer, customer billing and collecting payments and bidding.

2. Schedule:

Oversight of project schedule, communicating customer selections to the field in a timely manner and communicating schedule to customer.

3. Customer Experience:

Plan development from preconstruction to completion, weekly customer updates, monthly financial updates, customer selections, customer walks, all communication, problem solving and forward thinking and providing an exceptional and enjoyable customer experience.

ADDITIONAL RESPONSIBILITIES

Delivering and executing the Seagate Mission
Reviews construction drawings.
Oversees the purchase order process.
Assists in making schedules for jobs.
Oversees the monthly billing and request for information submittals.
Ensures each job is closed out when completed.
Meets with customers and designers at job site.
Oversees the permitting process.
Responsible for job cost, profitability and reports.
Manages change orders for customers and subcontractors.
Works with customers throughout all phases of the job and acts as customer liaison.
Ensures punch list is completed.
Ensures quality control is being followed.
Returns new customer phone calls within 24 business hours.
Schedules prompt and convenient estimate appointments for customers.
Delivers estimate package to customer.
Inspects completed job and ensures customer satisfaction.
Employs customer code of ethics.
Collects payment for each job in accordance with contract and company policies.
Responsible for all customer meetings at job site.
Organizes all files related to the project.

Prepares detailed cost estimates by analyzing plans and specifications as well as performing quality takeoffs for all scopes and trades.
Develops and prepares conceptual estimates with minimal assistance from subcontractors, using limited information.
Develops subcontract interest in projects and manages the subcontractor RFP process.
Develops high-quality subcontractor proposals, according to project specifics.
Itemizes trade-specific scopes and prepares bid packages.
Reviews software-generated estimates for completion and technical accuracy and to ensure quality and integrity.

SW Management and Realty, a Seagate Development Group company, is responsible for Arbor Towne, Eastlinks Business Park, Metro Distribution Center, Metro Gardens, Panther Center, VV North Gate and Westlinks Business Park – all in Fort Myers. These are a mix of flex, office, warehouse and distribution spaces that accommodate a combined 1.5-plus million square feet.

CORE RESPONSIBILITIES

1. Performs general maintenance tasks, such as painting, installing drywall, completing carpentry work, replacing ceiling tile, and conducting light electrical and plumbing work.

2. Performs preventative maintenance tasks.

3. Investigates problems and manages solutions.

4. Manages and performs minor repairs and waterproofing tasks on commercial properties.

5. Manages and oversees more involved repairs as well as communicates those repairs to office team.

6. Inspects vacant units and maintains structure of buildings.
